Coming into a great little bathroom reno:
This family has done so much wonderful work in preparing this workspace for me to complete.

Sometimes we discover stuff that would be real hard to find otherwise.
Here- no water problems but on occasion a "foul odour" would be noticed, other that the normal "fouls" ... 😆
... but look closely to that plumbing. Other than a few leaks there is a major crack in the "T" leading to the main stack...

This is why it is essential at times to remove completely the old and "gut" the place so you can see everything that could be wrong so we can fix it right... the first time!

Homeowners- Don't let this "Happen" to you!

With respect to this homeowner:
I was called to "fix" the ceiling,
As the owner got a call from the tenant...

I advised they need a new roof and offered to quote it.
It was told to me they inspected just last year and it was "fine".

They say ignorance is bliss:
New homeowner/ new to this country/ blessed with this 2 family dwelling/ collecting rents/
Simply ignorant to basic "home maintenance & upkeep".

Or perhaps just not truly aware of how critical the situation was / is.

After opening the ceiling/ being surprised by the water that came out it became immediately obvious that there would be no repairing this ceiling soon. ..

I advised that I could not patch the ceiling with the water up there.

All the insulation needs to be removed immediately/ cleaned/ remedied/ treated for mold/ .... once dried then re-insulate /vapour barrier properly and new drywall ceilings.... and new roof..."

At first it seemed the customer did not believe me and asked why I didn't put some spray foam up in the attic...

I stayed calm, was clear that this is no longer a safe, habitable environment like this and before it's sold, full disclosure must be given here....

Yes, it hurts .... but a few thousand for shingles not so long ago would have elevated so much extra cost & work now for damage repair.

I like to always stay in prayer, and talk with God about my jobs and each customer. Finally it seemed they came to their understanding that it's a bigger problem than they realized.

They seem to trust my input now,
they want to now look together at the further work needed so we can remedy the situation properly... tbc..
