One of our bread-and-butter jobs is a completed legal basement secondary suite at Hamilton Mountain East completed last year. One of the challenges we had in this project was installing a sump pump and waterproofing the basement. Being near the mountain ridgeline shale rock was uncovered below the slab-on-grade, which made excavation extremely difficult. The 650sqft, single-bedroom apartment is very spacious, has lots of available storage, has its own separate entrance, and access to a shared laundry space

We were happy to participate in this Rebuild Response, restoration project.
Our team was called in to install an air barrier and exterior insulation called Comfortboard. Comfortboard is a newer product, it is an exterior non-structural, non-combustible, water-repellent, fire-resistant, and soundproof insulation sheathing. The client requested it on their rebuild because they get a lot of high wind and ice being so close to the lake. We certainly got to experience some of that. A soggy ground, getting the machine stuck, rain, snow, and wind that sucks the heat right out of your clothing made this project a real treat, but we managed to wrap this building within 7 days. We hope the Siding guys appreciate our extra steps to make their job a little easier when it comes time to strap the Z-girts.

Putting some finishing touches on the Port Colbourne Sales Centre. After the kitchen was installed we added some fancy glass back splash. I tried using a new pre-mixed unsanded grout/sealer as well. It applied nice and thick, and has a built-in stain resistance every kitchen needs. We also used some salvaged items from the old washroom for the new powder room and added a porch with a wheelchair ramp in case the parking lot gets paved.

After demolition was completed, the next phase of the sales center project was reframing, structural alterations, plumbing/electrical, and HVAC alterations. The building had a crawl space so we had to get under the house, "crawl" around, and cap a lot of the plumbing and air supply lines. The air return needed to be moved into a new wall, and we stole the water from the shower, for a new vanity, before covering up the old shower. A lot of the electrical was cut out where the old walls existed, but the perimeter wall and kitchen outlets remained. The thermostat was relocated and the central-vac system was removed. A structural header was also framed-in for a double door which will become the main entrance for the sales center.

Last summer, we had the pleasure of working on a conversion project. Our client (a home builder) purchased a home and wanted it gutted and converted into a sales center. These photos are from the start of the project where we removed three rooms, two bathrooms, a kitchen, and part of the laundry room. The building may look like a mess, but it's all part of the process to take the building back to a workable canvas.

Photos from one of our commercial jobs from last fall. We were contracted by Grosche International, a coffee, tea, and hydration supplier based in Hespler, to help convert some warehouse space. We converted warehouse space into a fully furnished meeting room with a kitchenette, and a separate washroom. It all started with partitioning off the space with new framing and drywall. One of the challenges on this project was redirecting heat from a heater in the warehouse pumping it through ducting the boardroom using a hydroponic air mover with a thermostat. It took a couple tries to get sufficient heat to the area, but needless to say, the team was happy to have the extra space comfortable space at the end of the job.

For this job, our crew was assisting another contractor and one of his investor clients in Brantford. Here the client, who already had a duplex on the property, wanted to convert the garage to a separate studio suite. A three-piece washroom, kitchen, and sleeping area were added, and the exterior of the garage was strapped, insulated, and had siding put on it. Gas and waterlines were run from the existing home through a trench in the backyard and a separate meter and panel were added by an electrician for electricity.

Another successful beam installation for Pittman & Sons, the lead general contractor on this project. We started this project for him by gutting the house and ripping out the kitchen wall that separates it from the living room. The clients wanted an open concept. It was discovered that the back half of the house was an addition. so we cut the floor out to rest our beam columns on the old foundation wall. Later the Lead GC would come back and clad the beam and columns in stained wood, which looks really nice when paired with the new hardwood.

More Photos from The Haliburton Deck. The layout for the floorboards was a little tricky. Not only was the exterior of the house not perfectly square (this is normal) but the 46' span meant that there were 3 boards to straighten in each row. For every other row of flooring, we were using chalk lines to mark/check to keep everything straight, and even after that, some adjustments needed to be made to make it perfect. I'm glad we had my father, the engineer, lend a hand on this project.

The boys and I were getting creative when starting up this deck in Haliburton. The beam is right on the edge of a cliff, 12' up high. As you can see, the architect wanted to use steel beams with welded column flanges. They're super heavy and require an excavator to lift them. I'm not sure why the designer wanted to use steel over structural wood members, but what I am certain of, is that this deck could support an elephant.
